Gas Safety Check in Edinburgh

All landlords must conduct an annual gas safety check on their property. In Edinburgh, landlords must also keep a comprehensive gas safety record listing all property gas appliances.

On the other hand, tenants are responsible for requesting and reviewing the gas safety certificate and record before moving into a rental property. Additionally, tenants in Edinburgh are obligated to grant access to the annual gas safety inspection, which occurs every 12 months.

Those who are eligible to obtain a gas safety certificate include:

Individuals renting or managing residential or commercial properties
Owners or managers of public spaces
Companies offering services to the public
Organizations that provide goods or services to the public

Landlords could be required to have a (CP12) Gas Safety certificate, Commercial Gas Installation Safety Report (CP17), a Commercial Boiler Gas Safety Certificate (CP15), and, if applicable, Commercial Gas Installation Testing and Purging (CP16). Ryan literally saved me from a total nervous breakdown. He came onsite to sort out a leak that was flooding the flat below us and the basement. I had previously always used a different, well known Edinburgh company, for all boiler related servicing and work. When it came to fitting a new boiler, the other company seemed unwilling to relocate the boiler into the attic, nor to deal with a system that included an area of underfloor heating, and gave me a very high quote.
